S Hotels & Resorts Revamps Mount Royal Hotel Edinburgh and The Grand Hotel Leicester

S Hotels and Resorts unveils the revitalization of its key UK properties, enhancing guest experiences and integrating local culture.

S Hotels and Resorts PCL, under Singha Estate PCL, has introduced the renewed look of two pivotal UK properties – Mount Royal Hotel Edinburgh and The Grand Hotel Leicester, ushering in a fresh era for both establishments as part of The Unlimited Collection brand managed by The Ascott Limited.

Asset Enhancement Strategy

Transformations celebrate individual heritage and local character, forming part of SHR’s asset enhancement strategy to elevate guest experiences and bolster brand presence in key European markets. The Unlimited Collection aims to highlight the unique cultural traits of each venue, catering to the rising demand for local experiences.

Mount Royal Hotel Edinburgh finished its rebranding in Q4 2024 with newly renovated rooms merging Scottish charm with modern aesthetics, while The Grand Hotel Leicester has undergone a complete overhaul, set to relaunch on February 2, 2026.

Repositioned as Lifestyle Hotels

This initiative aligns with SHR’s vision to transform its key UK hotels into lifestyle hubs targeting both domestic and international visitors. By collaborating with The Ascott Limited, guests will gain access to the Ascott Star Rewards global loyalty programme, promoting recurring visits and enhanced guest interaction. Early results show nearly 98% occupancy at the Edinburgh property in Q3 2025.

Mount Royal Hotel Edinburgh is strategically located on Princes Street, offering a blend of heritage and urban charm with 169 rooms, many featuring views of landmarks like Edinburgh Castle. Meanwhile, The Grand Hotel Leicester, the city’s only early 1900s hotel, combines period architecture with modern design, boasting 104 individually styled rooms and versatile event spaces, enhancing its significance in Leicester’s cultural landscape.

With momentum building, SHR is poised to accelerate its UK portfolio evolution with further significant property rebranding planned.
